We did it! We’ve succeeded in achieving a huge victory for real estate. Congress heard us on the need to both extend and expand the home buyer tax credit to continue stimulating the housing sector of the economy. The Senate voted 98-0 on Wednesday and yesterday the House voted 403-12 on legislation that includes the extension and expansion of the credit. The President is expected to sign the legislation, perhaps as early as today.
The new changes not only extend the first time home buyer tax credit until April 2010, it also adds an incentive for move-up buyers. The law now allows up to $6,500 for a person who sells their home that they have owned for at least 5 of the last 8 years that then buys another home. There are some restrictions on that so use the links below to get all the details. This is great news! If you are thinking about selling your home there is no time to waste. You must have an accepted contract by April 30th, 2010, not only for the person buying your home, but you must also have an accepted contract on your next home by then as well. And you must close before the end of June 2010.

It's time for a market update! I have compiled all the information from the last 60 days and compared it to the same 60 day period last year. I think you will be pleasantly surprised with what I found!

As you can see, each of these cities in Johnson County has increased compared to last year. This is good news! And as we interpret this data, we see that this means that last year was the bottom of our local real estate market. Home sales are on the rise! If you have been on the fence about buying a home, now is the time to jump off the fence! Why wait until home prices have gone back up? Take advantage of the great home prices while you still can.
For those of you who have been thinking about selling, you can see that there are still many buyers out there. Just look at all the current pending homes! Over 1000 people are in the process of buying a home in these cities in Johnson County. I am sure we could find a buyer for your home as well.
I hope you have found this information interesting or useful to you in some way. I would be glad to assist you or anyone you know that has a real estate need. Think of us as your "Go-to" real estate team!
Due to the high amount of interest in bank owned or "as is" properties, I have pulled up a list of homes in Johnson County priced at least $20,000 under the tax appraised value. These are separated by city for convenience. The first price listed is the asking price on the home, the second (red) price is the tax value. Simply click on the city to be directed to the web portal that will provide you with pictures and details for each home listed below it.
